Electrical Certificate of Verification (COV)

Peace of Mind. Compliance. Confidence.

At Sparky G, we provide Electrical Certificates of Verification (COVs) for residential properties across Auckland. Whether you’re buying, selling, or maintaining your property, a COV offers assurance that the electrical system is safe and up to standard—essential for insurance and mortgage approval, especially for older homes.

Why You Might Need a COV

An electrical COV may be required in several scenarios:

Buying Property

  • Required by insurance companies for mortgage settlement.

  • As part of pre-purchase due diligence or to reassure buyers.

  • Post-purchase, for peace of mind on the electrical condition of your new home.

Owning & Maintaining Property

  • If you’re experiencing ongoing electrical issues, flickering lights, or intermittent faults.

  • As a proactive measure for insurance compliance.

Selling Property

  • As evidence of electrical safety when selling an older home or investment property.

  • To enhance buyer confidence and streamline the sale process.

What’s Covered in a COV

A Certificate of Verification ensures that no electrical work has recently been carried out and that the existing installation is safe (per Regulation 73). It includes a basic visual inspection by a licensed electrician.

Our standard residential COV includes visual assessment of:

  • Main Earth

  • Switchboard

  • Hot Water System

  • Stove / Oven / Range

  • Light Switches & Fittings

  • Socket Outlets

  • Polarity Testing

  • Cable Condition

  • Earthing of Metal Fittings

  • Laundry, Garage, and Outbuildings

  • Pipe Insulation

  • Miscellaneous visible elements

Note: Testing of mains cables is not included in the basic visual inspection. For full verification of mains and advanced electrical safety audits, an independent Electrical Inspector is required—we can arrange this if needed.

Types of Verification

Verification levels vary depending on your needs:

  • Basic Visual Inspection (standard COV – approx. 1.5–2 hours on-site)

  • Visual Inspection + Limited Testing

  • Full Electrical Safety Audit (by registered inspector)

Need Full Electrical Testing?

For more in-depth reporting—often requested by insurance providers for commercial buildings—we can coordinate with trusted independent electrical inspectors to deliver a comprehensive Electrical Safety Audit & Report.
